LTK Design is an architectural design studio built on a simple but deeply held belief: that the spaces we live in should be good for us — good for our health, good for the environment, and built to last.
Founded by Leandros Koutakos, the studio takes its name from the person behind it. Leandros brings over a decade of experience across residential architecture and design technology, combining a BSc in Architectural Technology and Design with an MSc in Building Information Modelling (BIM) in Design, Construction and Operations. A member of both the Royal Institution of Chartered Surveyors (RICS) and the Chartered Institute of Architectural Technologists (CIAT), Leandros holds himself to the highest professional standards — in design quality, technical rigour, and client care. This blend of creative craft and technical rigour sits at the heart of everything LTK Design does.
At LTK Design we work with natural, breathable materials — hemp, wood-fibre, charred timber, and plywood — chosen not just for their beauty, but for the way they perform. These materials regulate moisture, buffer indoor conditions naturally, and create homes that breathe. It's architecture rooted in how people actually live.
Alongside our residential work, we are proud to introduce Naos (ναÏŒς) — our brand dedicated to prefabricated outdoor saunas and garden rooms. Inspired by the idea of sanctuary, Naos spaces are designed for rest, recovery, and quiet retreat, crafted from the same natural materials and care we bring to every project.​​

Our Process
Building or transforming a home is one of the most significant things you'll ever do. Our process is designed to make that journey clear, collaborative, and free from unwelcome surprises. We follow a structured six-stage approach aligned with RIBA guidelines — from the very first conversation through to your final handover and beyond. At every stage, you'll know exactly where you are, what's happening next, and why.

1. Strategy & Research
We define the "why" and "how" of your project and confirm its feasibility along with constraints.

2. The Design Concept
This is we create a robust concept that you love and that fits your budget and requirements.

3. Planning & Coordination
Architectural and engineering info is "Spatially Coordinated" before detailed technical work.

4. Technical Detail & Tendering
Complete all technical information required to manufacture and construct your home.

5. Construction & Quality
Physical work begins and we visit periodically to check the work matches the design quality.

6. Handover & Living
The build finishes, you move in, and we ensure everything is running perfectly and help you settle in.
